PPC dipilih bina The Z Residence

Pemaju bersepadu, ,Trinity Group Sdn. Bhd. (Trinity Group) akan bekerjasama dengan Putra Perdana Construction Sdn. Bhd. (PPC) untuk pembangunan projek hartanah terbaharu, The Z Residence, yang terletak di Bukit Jalil di sini.

Projek The Z Residence, yang dijadualkan siap pada bulan Jun 2014, terdiri daripada empat blok kondominium mewah setinggi 26 dan 27 tingkat dan menyediakan kemudahan berciri eksklusif seperti taman terapung, sebuah kolam infiniti dan ruang istirehat terbuka di setiap menara kondominium.

Menurut Pengarah Urusan Trinity Group, Dato’ Neoh Soo Keat, pemilihan PPC adalah bagi mencapai kawalan kualiti pembinaan The Z Residence, pada masa yang sama memastikan perancangan tapak binaan dan pengurusan projek yang mampan.

"Bagi mengekalkan standard tertinggi dalam setiap rantaian bekalan kami kepada pelanggan, PPC dipilih berdasarkan keupayaan terbukti mereka dalam melaksanakan projek berkualiti lebih awal dari yang dijadualkan," katanya dalam satu kenyataan di sini semalam.

Merupakan anak syarikat Putrajaya Perdana Bhd., PPC telah menyumbang dalam pembangunan Pusat Pentadbiran Kerajaan Persekutuan di Putrajaya, kediaman mewah Pavilion Residences, Marc Service Suites di Kuala Lumpur dan One Menerung di Bangsar.

Selain kepakaran dalam pembinaan bangunan cekap tenaga dan mesra alam, PPC telah meraih Anugerah Kecemerlangan Industri Pembinaan Malaysia 2010 di bawah anugerah kontraktor kategori G7 dan anugerah khas untuk kategori inovasi.

Projek The Z Residence telah dilancarkan dan mendapat kadar pengambilan sehingga 50 peratus dalam tempoh tiga bulan pertama pelancarannya dan setakat ini, lebih 85 peratus jualan telah dicapai.

Projek The Z Residence terdiri daripada empat blok kondominium mewah 26 dan 27 tingkat dan menyediakan para pembeli dengan ciri-ciri eksklusif seperti taman terapung, kolam infiniti dan lounge terbuka di setiap menara.

"Melalui gabungan tenaga dengan Trinity Group, kami berhasrat untuk menunaikan misi kumpulan dalam memperhalusi konsep kehidupan mewah," kata Ketua Pegawai Eksekutif PPC, Cheah Ham Cheia dalam satu kenyataan hari ini.

PPC appointed Z Residence contractor

INTEGRATED boutique developer Trinity Group Sdn Bhd has teamed up with Putra Perdana Construction Sdn Bhd (PPC) to come up with its latest property development project, The Z Residence, in Bukit Jalil.

The Z Residence will comprise four blocks of 26 and 27-storey of luxury condominiums and provide buyers with features such as a floating garden, an infinity pool and sky lounges atop every condominium tower.

"By joining forces with Trinity Group, we endeavour to accomplish Trinity group's mission in redefining the concept of luxury living," said PPC chief executive officer Cheah Ham Cheia in a statement yesterday. He said the units would come with "an affordable price tag."

The Z Residence which has already been launched, has achieved a take-up rate of more than 50% within the first three months of its launch and to date, more than 85% sales had been achieved. The Z Residence is scheduled to be completed in June 2014.

Bkt OUG slope deemed safe

KUALA LUMPUR: Residents of Bukit Jalil Condominium have been assured by Mayor Tim Sri Ahmad Fuad Ismail that the development project near their property is safe. "We can assure the residents that the hill slope is safe based on the environmental assessment carried out by lkram. The project is progressing according to the specifications set by lkram. "Ikram will carry out monthly inspections on the project and residents are urged to cooperate with us to make safety a priority." he said after a site visit recently. Fuad assured the residents that there will be no blasting work with-out City Hall's permission. He said construction work will stop on public holidays and weekends. "We respect the need for peace and quiet on rest days." he said.

The residents also raised the issue of air pollution which they claimed was affecting infants and the elderly in the area. Bukit OUG Condominiums Residents Association vice-president Charles Ho said the residents were not against the development but wanted assurances that their home; would be safe, and disturbance, during construction kept to a minimum. Fuad said there are plans in the pipeline for an LRT station to be built in the neighbourhood. Upon completion, the project is expected to benefit residents. He added that the area will be undergoing a facelift. The roads will be resurfaced and a new pedestrian walk will be built. Also present during the visit were Seputeh member of parliament Teresa Kok and MCA representative Banie Chin Yen Foe

Trinity: The Z-Residence dapat sambutan

KUALA LUMPUR 15 Ogos - Trinity Group Sdn. Bhd., telah melancarkan projek kondominium mewah terbaharunya, The Z-Residence, konsep kediaman mewah yang dibangunkan di Bukit Jalil, di sini. Bukit Jalil: Kiara of the South?

Know anyone living in Bukit Jalil? Likely, no.  In the 90s, the 1800-acre Bukit Jalil rubber estate was designated to hold the 1998 Commonwealth Games national sports complex and Technology Park Malaysia. Housing estates have otherwise not descended upon Bukit Jalil as they have in surrounding areas like OUG, Sri Petaling and Bandar Kinrara.

Part of that comes down to the land set aside as parks. Besides Taman Komanwel created for the games, there's an 80-acre public park, managed by DBKL. Good Take-up for Z Residence in Bukit Jalil

Trinity Group Sdn Bhd received overwhelming response for its latest luxurious residential development, The Z Residence in Bukit Jalil. The condominium project, with a gross development value of RM500 million, comprises 1,136 units in four blocks of 26 and 27-storey towers.

To date, Blocks A and B are fully sold while the rate for Block C launched earlier this month has reached 65%, said Dato Neoh Soo Keat, founder and managing director of Trinity Group.

Commenting on the good response to the project, he said; “I believe we have struck the perfect balance between location, luxury, and design with The Z Residence, offering buyers great value for their investments in one of the most sought-after locations in Southern Klang ValIey.

The developer will open its last tower block, Block D, for sale after Block C is fully taken up, in a month or so. According to Neoh, some 30% of the early buyers who purchased the first two blocks are recurrent buyers of its previous project — Zest @ Kinrara 9 Serviced Apartments,

Trinity Group Sdn Bhd may sell the third phase or Tower C of the Z Residence condominiums in Bukit Jalil, which will be launched tomorrow, through balloting. Managing director Datuk Neoh Soo Keat said, "People queued overnight here for the last preview sales launch [in June] so we will decide there and then [how to sell the units]."

"The first two phases of the RM500 million condo project, Towers A and B, featured 590 units priced at an average RM360 psf. They were sold out in two weeks following the preview sales in early-June, translating into a take-up of over 50% for the entire project.

Tower C will feature 281 units with built- ups ranging from 1,302 to 1,407 sq ft and prices between and RM650,000, or RM390 to over RM400 psf.

"Our mechanism is ready. We have the queue numbers and the balloting system in place. So in the event [the turnout] is over- whelming, we might prefer to do balloting," he said at the project preview yesterday.

"But if we can cope with the crowd, then we will sell it on a first-come first-served basis so we can provide better service to our buyers." He said the company will judge the potential turnout by the number of people queuing outside its sales gallery this evening or tomorrow morning.

The company has firmed up prices for the final block of condos, which will contain 265 units, but its launch will depend on sales this weekend, said Neoh.

The Z Residence will comprise four towers of at least 26-storeys on a 2.7ha freehold site.

Trinity Group's project, Kiara Resources Sdn Bhd's 1,060-unit Kiara Residency and Exsim Development Sdn Bhd's unnamed four-block condo projects have faced protests from nearby Bukit OUG Condominium residents in the past two months.

Residents were concerned about possible landslides arising from work on the slopes, the high-density nature of the developments which may cause traffic congestion in the area, and pollution from construction. In response, Trinity Group has proposed to cut the slope at their site a metre at a time until it is lowered to 9m from 23.5m to improve slope stability.

The company will also build an 800m road costing RM3 million to alleviate traffic congestion in the area and take measures to reduce pollution during construction.

The developer is targeting a further RMl.33 billion worth of launches over the next two years, with residential and commercial projects earmarked in Melawati, Ampang, and Bandar Putra Permai in Seri Kembangan, US' 19 in Subang Jaya and Bukit Antarabangsa in Hulu Kelang, Selangor.

"The company plans to build a condominium on its 1.2ha freehold tract in Melawati with an estimated gross development value of RM180 million, said Neoh.

However, he declined to reveal further details about the other developments in the pipeline, except that the projected GDV of the Bandar Putra Permai project is RM300 million; the USJ 19 project in Subang laya is worth 200 million and the Bukit Antarabangsa project is worth RM700 million.
