Building Manager
Building Manager
- Manage daily operation of the residential property in Management Office include the healthy collection of service charge, access control, security procedures, maintenance of common area, lift usage, carpark management & etc.
- Ensure the building is properly maintained and well managed at all times.
- Plan, organize, forming AGM, EGM, for JMB of the strata building.
- Attend to complaints tactfully and to maintain strong relationship with residents.
- Generate relevant reports and budget to present to Management & JMB / MC.
- Supervise & monitoring subordinates work and conduct appraisal.
- Other duties might be assigned from time to time from Senior Manager - Property Management.
- Graduates Professional Certificates / Diploma / Advance Diploma / Degree in Property Management or any equivalent.
- At least 3 Year(s) working experience as a Building Manager in Management Office.
- Well verse in Strata Management Act, Strata title act and all law governing building management.
- Good leadership skill & communication skill.
- Good in English as required to communicate with owner.
- Well organized and self motivate able to work under pressure.
- Willing to work on Saturday 1/2 day.
- Possess own transport, able to travel as at when required.
- Full time position.

Project Development Manager
Project Development Manager
- To track and monitor the progress of construction work for successful completion on time, within budget and with good workmanship.
- To coordinate and follow up with authorities and consultants with regards to design, engineering, construction, approval and operations matters.
- To identify planning approval requirements and to obtain necessary authorities’ approvals in order to kick off the projects.
- Organise and coordinate for forum discussions and effective problem solutions.
- Attend meeting to coordinate with consultants for resolving technical matters and obtaining technical information and solution to complete construction details.
- To ensure effective implementation of construction works at site with compliance to authority requirements, by-laws, regulations etc.
- To monitor construction progress through tracking of actual progress against the targeted progress, and to derive catch-up strategy if delay occurred.
- To identify authorities’ requirements pertaining to issuance of CCC and coordinate with consultants for submission of drawings, documents, forms and joint inspections at site.
- Candidate must possess at least Diploma/ Advance Diploma/ Bachelor Degree in Engineering or any equivalent.
- At least 7 Year(s) of Project Manager working experience in High Rise Condominium Construction will be priority to screen through.
- Leader player, team work spirit, good communicate.
- Manage to lead and liaise with architect, consultants, contractors and site workers.

- To coordinate and implement sound sales and marketing programs and strategies to achieve sales targets for the company.
- To conduct marketing studies to keep abreast with market demands, trends and pricing.
- To provide input for product development.
- Responsible for the development and implementation of A&P budget for the projects assigned.
- To conduct briefing on project concept to creative agency, event organizer, and other related parties to ensure alignment of concept.
- To handle APDL licensing matters.
- To identify sales opportunity, develop and plan sales promotional activities.
- To plan and organize sales events and other functions of the company.
- To manage, develop and lead the sales and marketing team to implement overall sales and marketing strategies effectively.

- At least 8 years of Sales and Marketing experiences in Property industry.

- To participate in pre-launch activities.
- To perform sales at sales gallery and shopping complex.
- To achieve the sales targets set by Management.
- To handle sales enquiries including telephone enquiries and walk-ins.
- Advise purchasers on bank loan / end-financing procedures.
- Liaise with solicitors on preparation of SPA for purchaser's execution.
- To prospect for new customers.
- To provide after-sales customer service follow up.
- Prepare weekly sales report and post-mortem report.
- To assist in preparation of sales kit, mailing list, FAQs & etc.
- Candidate must possess at least SPM / STPM / Diploma / Degree in any field.
- At least 1 year working experience in Property / Real Estate.
- Fresh graduate / no experience but interested in Property Sales are welcome to apply.

- Provide full administrative and secretarial support to General Manager to ensure the smooth management of his day to day affairs, and most effective use of his time. Take initiative as appropriate especially in his absence.
- Manage electronic diary, appointments and business travel arrangement.
- Screen calls, enquiries and requests, and deal with them when appropriate.
- Maintain office system, including data management and filing.
- Develop and ensure efficient documentation and filing system for both paper and electronic records.
- Handle sensitive and complex issues in a professional and objective manner.
- Prepare reports by collecting and analysing data & information.
- Organize meetings and ensure that GM well prepared for those meetings, preparing agendas, pre-meeting briefings and meeting papers.
