BOUTIQUE property developer Trinity Group Sdn Bhd is looking to carry out four projects in the Klang Valley and one in Johor with a combined gross development value (GDV) of RM1.53 billion over the next two years, managing director Dato’ Neoh Soo Keat tells Real Reserve.

In the Klang Valley, these are Zeva @ Equine South in Bandar Putri Permai, Seri Kembangan (with a GDV of RM250 million and land size of 3.71 acres); a highrise development in USJ19, Subang Jaya (RM200 million, three acres); a project in Melawati, Ampang (RM180 million, three acres); and a project in Bukit Serdang near Pusat Perdagangan Seri Kembangan (RM300 million, five acres).

Of these, the facility packed Zeva - a mixed-use development comprising 446 serviced apartment units in a pair of 15-storey blocks, 320 studio units in a 20-storey block and 12 retail units - hit the market last month.

Targeted at first-time homebuyers, young families and working professionals, the units ranging from 881sq ft to 1,536sq ft start from RM350,000.

Coming on the heels of Zeva will be the highrise development in USJ19, slated for launch in Q1 2013.

In Johor, the proposed project, which will be the first in the state for Trinity Group, is a 1,200-unit freehold high-rise development with an estimated GDV of RM600 million. The units are indicatively priced between RM400,000 and RM600,000.

Neoh disclosed that the four yet-to-be named developments will comprise not only a good mix of residential and commercial components but also promise unique lifestyle concepts.

"Building affordable homes is part of our philosophy. Property projects are getting more expensive by the day and we want to offer middle-income earners and first-time buyers quality of life without having to worry about the price tag."

Going forward, he said Trinity Group, which is in no way related to Trinity Corp Bhd, the new name of Talam Corp Bhd, is considering to make a foray into Singapore and China for starters following its studies of property markets overseas including Cambodia, Colombo in Sri Lanka, London in the United Kingdom and Chicago in the United States.

For the long term, it intends to own hotels and shopping malls for recurring income.

Trinity Group expects its development in Seri Kembangan, Selangor, to achieve meaningful value appreciation

THE next hot address in the Klang Valley may well carry the Seri Kembangan post-code. Situated between Puchong and Cyberjaya, the area is fast developing as a new growth centre with several commercial and residential options to choose from.

"We want to provide occupants with a wholesome and holistic living experience and make it 'the crown jewel' of Bandar Putra Permai," he said.

Zeva (which means "bright" in Greek) is a mixed-use development comprising 12 retail shops of three and four storeys (5,703sq ft to 13,423sq ft from RM2.8 million), 446 serviced apartments in a pair of 15-storey blocks (881sq ft to 1,536sq ft from RM350,000) and 320 studio units in a 20-storey block (455sq ft to 638sq ft from RM220,000).

Based on the starting price and a 90% loan margin repaid over 30 years, the monthly instalment would start from around RM1,000, making the project a viable option for first-time home-buyers and households with incomes of RM3,000.

Even at this price, residents will be able to indulge in life-style elements such as a state-of-the-art gym that will be constructed to appear as though it's floating atop the swimming pooh a 50m Olympic-length pool, a three-tier sky terrace that will be landscaped to serve as a green open space, sauna, multipurpose hall, laundrette, cafeteria, barbeque area, childcare centre and playground.

The project will be secured by a four-tier system. The leasehold project on a 3.71-acre site located at the intersection of Jalan Putra Permai and Persiaran Pinggiran Putra in Bandar Putra Permai will have a gross development value of RM260 million.

Accessible from KL or Petaling Jaya via the Lebuhraya Damansara-Puchong, South Klang Valley Expressway, Maju Expressway and North-South Expressway, the proposed Serdang-Kinrara-Putrajaya Expressway and Kinrara-Damansara Expressway are expected to enhance the project's connectivity.

INTEGRATED boutique developer, Trinity Group Sdn Bhd, aims to redefine the concept of condominium living with the launch of its new mixed development project, Zeva @ Equine South.

Located in Bandar Putra Permai, Seri Kembangan, Zeva @ Equine South features two blocks of 15-storey serviced apartments and one 20-storey studio apartment block, set atop an elevated seven-storey car park podium with boutique retail units.

The Zeva serviced apartments boast a state-of-the-art gymnasium, a 50m-long pool, childcare centre and a four-tier security system, among other facilities.

The studio units, on the other hand, will have built-up areas of 455sq ft to 638sq ft and are priced from RM220,000 onwards per unit.

Neoh noted that the average price for the serviced apartments is RM380psf, which is reasonable considering that the average prices in the surrounding area range from RM300psf to RM500psf.

Targeted at first-time home buyers, young families and working professionals, Zeva @ Equine South aims to deliver premium lifestyle facilities and elegant features at an affordable entry-level price.

Trinity Group will also be retaining three of the 12 boutique retail units.

The remaining nine units will be sold at RM2.8mil onwards per unit. Each retail unit has three or four storeys with built-up areas ranging from 5,703sq ft to 12,230sq ft.

Neoh said there is strong interest in their retail units although there is no final decision as yet on tenancies.

“But we will maintain the anchor tenancy,” he added.

Trinity Group had an initial target to launch RM640mil worth of development projects this financial year ending March 2013, but Neoh said the target could be revised.

Apart from Zeva @ Equine South which has a gross development value of RM260mil, the group expects to launch another serviced-apartment project in USJ early next year with a GDV of RM280mil.

The group is known for its other pocket-sized development projects such as Heron Residency and 19 Residency in Bandar Bukit Puchong.

Property developer Trinity Group Sdn Bhd hopes to bring a dynamic change to the Seri Kembangan skyline in Selangor with its latest project Zeva @ Equine South.

The development, which comprises three blocks of serviced apartments, sits on 3.71 acres (1.5ha) of leasehold land and has a gross development value (GDV) of RM260 million.

The developer will begin selling serviced apartment units at Zeva @ Equine South this weekend.

“We hope we have set a new benchmark for ourselves in introducing a unique concept to the market while delivering a quality product that our customers are pleased with,” said Dato’ Neoh Soo Keat, managing director and founder of Trinity Group.

Blocks A and B are 15-storey towers housing 210 and 236 units respectively. Block C is a 20-storey tower with 320 units. Block B will be open for sale this weekend to customers who had registered for the project earlier.

Neoh expects a take-up rate of between 70% and 80%. The other two towers will be open for sale later. The project is due for completion within 36 months.

The units in block A and B have built-ups from 881 sq ft to 1,536 sq ft with prices from RM350,000. Block C units are studio units of 455 sq ft to 638 sq ft. Prices for the units start from RM220,000.

The development also has a retail component comprising 12 units of 3- to 4-storey boutique retail shops with built-ups between 5,703 sq ft to 12,230 sq ft. Prices for the units start from RM2.8 million. Neoh said Trinity Group will retain three of the shop units and sell the rest.

Facilities for Zeva residents include a 50m Olympic-sized swimming pool, a 3-tier sky terrace, sauna, multipurpose hall, launderette, cafeteria, barbeque area, childcare centre and playground. The developer is also adding a sky club with a garden cafe and a WiFi hotspot.

Neoh said Seri Kembangan’s property market is growing. “Zeva is positioned in an up and coming property investment area. Prior to this, the central gravity of property investment was located within the north towards Petaling Jaya. Now we find it is moving south towards Putrajaya and Cyberjaya and Zeva is located within that centre of gravity.”

Located in Bandar Putra Permai, Seri Kembangan, accessibility is via major highways such as the Damansara-Puchong Highway (LDP), South Klang Valley Expressway (SKVE) as well as the proposed Kinrara-Damansara Expressway (Kidex) and the Serdang-Kinrara-Putra Highway (SKIP).

Perolehan RM640j

TRINITY Group Sdn Bhd (Trinity Group), syarikat pemaju hartanah mengunjurkan perolehan sehingga RM640 juta tahun ini berbanding RM420 juta yang dicatatkan pada tahun lalu bersandarkan pembangunan beberapa projek bercampur di sekitar Selangor.

Pemaju hartanah terkemuka itu bakal melancarkan projek pembangunan bercampur, The Zeva yang mempunyai nilai pembangunan kasar (gdv) RM260 juta pada April ini. Projek itu dilengkapi struktur pembangunan servis apartmen, apartmen dan rumah kedai dijangkakan siap sepenuhnya pada 2015.

Trinity Group Sdn Bhd has entered into a joint venture agreement with Team Builder Ventures Sdn Bhd to build a mixed-development on a 3.71-acre leasehold parcel in Seri Kembangan.

Team Builder Ventures managing director Tham Sun Weng and Trinity managing director Dato’ Neoh Soo Keat inked the agreement today, Trinity announced in a statement.

The project, named Zeva, will come up in Bandar Putra Permai and feature properties at entry-level prices, said the group.

"With a prime slot of land in Seri Kembangan, we searched for a joint-venture partner to unlock the full investment potential and value that this land had to offer. Trinity Group with its reputation and track record of outstanding value-added developments was the most fitting choice for us. This partnership enables us to tap into Trinity Groups' strengths in research and development and technical expertise to deliver high-quality and value-added offerings," said Tham.

TRINITY Group Sdn Bhd, akan melancarkan projek pembangunan bercampur, The Zeva dengan nilai pembangunan kasar (GDV) RM260 juta akhir bulan ini. Projek membabitkan 778 unit kediaman termasuk studio, apartmen servis dan kedai itu akan dibina berdasarkan struktur moden kontemporari selain menyediakan pelbagai kemudahan bertaraf mewah.

Pengarah Urusannya, Dato’ Neoh Soo Keat, berkata pembinaan The Zeva di tapak seluas 1.4 hektar di Seri Kembangan, Selangor akan bermula bulan depan dan dijangka siap Mei 2015.

“Trinity menawarkan kediaman mampu milik bagi unit studio, apartmen servis dan kedai masing-masing pada harga bermula RM200,000, RM300,000 dan RM2.8 juta,” katanya kepada Berita Harian.

Being its maiden venture in the area, the developer initially tested the waters by gingerly releasing one of the serviced apartment blocks ... and was met with an enthusiastic crowd that bought up all the units. That led it to open up its studio block, which was similarly received with 90% snapped up in just two hour.

What prompted the buyers to be so open with their cheque books was the concept, facilities and pricing of Zeva @ Equine South. Priced from RM220,000, which works out to a monthly instalment of RM1,000 based on a 90% loan margin repaid over 30 years, buyers will have use of a state-of-the-art gym that will appear to float above a 50m Olympic-size swimming pool, a three-tier sky terrace, sauna, multi-purpose hall, laundrette, cafeteria, barbeque area, childcare centre and playground. The entire project will also be secured by a four-tier system.

For those who missed out on the previous two launches, Trinity Group said it will soon be releasing the last block of serviced apartments, but that buyers should keep their eyes peeled or else they might miss it.

Trinity to launch studio apartments

BUOYED by past success, Integrated boutique developer, Trinity Group Sdn Bhd, will be launching the third phase of its latest mixed- development project, Zeva Studio Apartments, from tomorrow.

The Block A and B are 15-storey serviced apartment towers housing 210 and 236 units respectively, while Block C, a 20-storey building, consists of 320 units of studio apartments.

“The first and second phase of Zeva comprising of serviced apartments with 881 square feet onwards have achieved take-up rates of more than 90% within the first month after being launched,” said founder and managing director Dato’ Neoh Soo Keat.

He said the development offers the perfect balance between environment design and lifestyle. He added that 40% of Zeva's early buyers are recurrent buyers of Trinity's previous projects – The Zest and The Z Residence.

Each Zeva's Block C studio unit spans across an area of 454 to 646 sq ft and is priced from RM220,000 onwards. The development also provides buyers various amenities and facilities like a floating gymnasium, three-tier sky terrace, a 50m Olympic-length infinity pool and a sky club. The project is scheduled to be completed in June, 2015, Neoh said.
