TWO SUMOS WRESTLING IN YOUR LIVING HALL?

Fancy staying in a home where the living room is huge? Within a mature neighbourhood with a Kuala Lumpur postcode? Trinity Group held a press event last week for the launching of Trinity Pentamont in Mont Kiara, Kuala Lumpur. The highlight of the event was sumo wrestling in the middle of the unit!  Nope, not getting some big-sized Malaysians to play the sumo part but real sumos flown in from Japan. These two Sumo wrestlers battled it out in the first-ever launch of Trinity Pentamont, which is also the first in Malaysia! It was the first time in my lifetime to see Sumo wrestlers live in person to stand less than 5cm in front of me! I need not have to buy a VIP ringside seat and the flight ticket to Japan. Video as below:

trinity-pool

The family-sized homes, each designed for penthouse living, are so spacious and flexible that even a Sumo wrestling match could be held in its living room!  The units have a layout of 4+1 bedroom, 4 bathrooms and 5+1 bedroom, 5 bathrooms. Units are sized from 2,057 square feet onwards. The show unit where the wrestling was held in Type C3 (5+1 bedroom. 5 bathrooms)  We did not have to cramped ourselves into a corner. The living room accommodated that sumo wrestling match as well as another 50 people comprising of management staff, business associates and media.

Everyone was very excited to witness the live Sumo wrestling and used their handphones and cameras throughout the match by everyone. There were a total of 3 wrestling games and although it only lasted for 5 minutes, it was really an unforgettable experience for everyone I believe.

More details about the Two DUALs in Trinity Pentamont:

  1. Dual key concept – the owner can rent out a room in the future when there is an extra room and this will not affect the privacy of the owner.
  2. Dual entry and exit access via Jalan Kiara 5 & Jalan Kiara 3 – access to PLUS highway, Sprint highway and Jalan Duta-Sungai Buloh highway.

There are three BIGs in Trinity Pentamont:

  1. BIG on value – prices starting at RM640 per square foot.
  2. BIG on facilities – Klang Valley’s first adventure-themed facilities
  3. BIG on space – unit sizes are much larger than other developments in vicinity.

PETALING JAYA (Sept 27): Trinity Group Sdn Bhd is confident that it will achieve 50% take-up for its latest condominium project Trinity Pentamont located in Mont’Kiara, within three months of its official launch.

Officially launched today, the project sits on a 2.9-acre freehold site along Jalan Kiara 5.

The 41-storey project has an estimated gross development value (GDV) of RM437 million.

“We have received many registrations of interest since four months ago, and to date, we have received 35% bookings for this project.

“We are confident that we can reach 50% take-up in three months after this launch,” said Trinity Group chief marketing officer CY Ng.

“Trinity Pentamont, which is a hybrid of the words ‘penthouse’ and ‘Mont’Kiara’, is a new category of game-changing condominium that truly deserves a class of its own,” said Trinity Group managing director Datuk Neoh Soo Keat in his welcoming address at the launch ceremony.

The project comprises 330 units with built-up sizes ranging from 1,379 sq ft to 4,115 sq ft, of which 300 units are dual-key units. All of the units come with at least three car park bays.

The selling price starts from RM640 psf.

Commenting on the government’s call to developers to lower property prices in line with the Sales and Services Tax exemption on certain building materials and construction services, Neoh said Pentamont is selling at RM640 psf, a lower price compared to most condos in Mont’Kiara which are selling at prices starting from RM800 psf.

“We are chopping our profit to support our government’s policy,” said Neoh.

Trinity Pentamont is touted as the first adventure themed development in the Klang Valley, with facilities such as a hanging tree nest, a starlight theatre, a celebrity kitchen, junior rock climbing, an infinity edge pool, and 7-metre cascading falls.

Nearby amenities include the Mont’Kiara International School, Garden International School, Plaza Mont’ Kiara, Hartamas Shopping Centre, Global Doctors Hospital, KPJ Damansara Specialist Hospital and ParkCity Medical Centre as well as leisure spots such as the Kuala Lumpur Golf and Country Club, Bukit Kiara Equestrian Club and Royal Selangor Club.

The project is accessible via several major highways, including the Damansara-Puchong Expressway, SPRINT Highway, New Klang Valley Expressway, Duta Ulu-Kelang Expressway (DUKE) and DUKE 2 Highway.

To ease traffic flow for future residents, there will be two new entry points into the project via Jalan Kiara 5 and Jalan Kiara 3 to enhance accessibility.

The project is targeted for completion by 2022.

Trinity Group Sdn Bhd will be launching Trinity Pentamont by the end of the month. The 41-storey condominium will occupy a 2.9-acre freehold parcel in Mont'Kiara, along Jalan Kiara 5.

The RM437 million development will have 330 semi-furnished units (including fully equipped kitchen cabinets and air conditioning) with built-ups of 2,057 sq ft onwards and either 4+1 bedrooms or 5+1 bedrooms. The selling price will start from RM600 psf and the maintenance fee is 41 sen psf with the developer subsidising 7 sen psf in the first year.

The name "Pentamont" is derived from "penthouse-style living in Mont'Kiara". Each unit will have a large built-up — similar to a penthouse — and the project is located in Mont'Kiara, which is a developed and affluent neighbourhood, managing director Datuk Neoh Soo Keat explains.

Trinity Pentamont boasts space, facilities and flexibility, he says. "The living and dining areas will have a combined width of 23ft. Meanwhile, it is the first property project in the Klang Valley that will come with adventure-themed facilities such as a glamping area, tree houses that overlook a 7.5m waterfall and an outdoor theatre."

Most of the units will have a dual-key concept, allowing residents to alter the purpose and function of the rooms according to their needs as their family grows, says Neoh. Each unit will be allocated three or four parking spaces.

Other facilities include a garden lounge, swimming pool, meditation deck and yoga studio.

The development is accessible via Jalan Kiara 5 and Jalan Kiara 3, and is linked to the North-South Expressway, Sprint Highway, Jalan Duta-Sungai Buloh Highway and Jalan Duta.

Within 1km of Trinity Pentamont are amenities such as Jaya Grocer, Plaza Mont'Kiara, Garden International School and Mont'Kiara International School. The Segambut KTM station is 2.8km away.

The majority of people who have booked their units are owner-occupiers. "So far, we have received some interest from foreigners, but no deals have been concluded. We prefer to market the project to locals as we believe in our local market," Neoh remarks.

He says the façade of the development took about three years to design and it is modern contemporary. The materials used, while not costly, are long lasting, easy to maintain and aesthetically pleasing, he adds.

Foundation work has begun and construction is slated to be completed in 2022.

According to Raine & Horne International Zaki + Partners Sdn Bhd executive director Lim Lian Hong, the average built-up of serviced apartments in Mont'Kiara is between 800 and 900 sq ft with an average selling price of RM950 to RM1,050 psf. For condos, the average built-up is 2,000 to 3,000 sq ft and they are being transacted at an average price of RM700 to RM800 psf. He points out that the price may vary, depending on the location and condition of a building, and the differences in each unit.

Even though there are many high-rise residential properties in Mont'Kiara, Lim says demand still exists as their price is fairly affordable and they provide good accessibility — one of the key success factors of developments.

However, the area is prone to traffic congestion and there is a lack of efficient public transport, such as light rail transit and mass rapid transit stations.

Despite that, the future prospects of Mont'Kiara are good and it will continue to thrive, Lim remarks.

Targeting a different market

According to Neoh, this is the first time that Trinity Group is building a higher-end property in an affluent neighbourhood. Although there are some who doubt the company's ability to do a good job due to its inexperience, he is confident that problems will not arise as the team has put a lot of effort into the project.

"Mid-range products are our bread and butter and we will continue in this market segment but we cannot stay there permanently," he stresses.

"We do lower-end projects as part of our corporate social responsibility. We hope to get some profits from our high-end projects as, going forward, we will need to cross-subsidise our lower-range products."

For Trinity Pentamont, the group is targeting upgraders,"migrants" and "downgraders".

Upgraders are those who have reached a certain milestone in their career and finances, hence they would like to upgrade their accommodation, says Neoh.

The migrants or "movers" are those who move from a landed property in an older neighbourhood, such as Bandar Utama or Taman Tun Dr Ismail, to a strata home or condo. The breadwinners of this group constantly need to travel for work and they would want their family to stay in a safe and secure place.

As for downgraders, they are the older generation whose children have left the nest. As they no longer need a lot of space, they may sell their landed property and move to a high-rise.

"This are our targeted markets. I foresee that many developers will target these markets in the future," says Neoh.

Future plans

Trinity Group has an ongoing condo project, named Trinity Lemanja, in Kepong. The RM344 million development will have 583 units on a 2.8-acre parcel, and is slated to be completed in 2021.

An upcoming project is an industrial development named Vertitude in USJ 19, which is set to be launched in the first quarter of next year. Two residential projects, in Ampang and Serdang respectively, are in the designing stage, and Neoh says the first project to obtain an approval will be launched in the middle of next year.

"We will still focus on the Klang Valley as this is where our manpower is at. Maybe in two to three years' time, we will expand to other states. We already have a piece of land in Johor," he reveals.

Overseas,Trinity Group is in negotiations for three joint-venture projects.

Back at home, the developer is negotiating a land deal in the Klang Valley. "We are also looking at a few [pieces of land] now," says Neoh.

Meanwhile, there are plans to list the company "but we are looking at the best year, time and location for us to list", he explains.

At the moment, it is positioning itself as a boutique developer. "We want to do something that is solid and has quality, so that our buyers are happy. We don't plan to have 10 to 15 sites in one year and deliver 20,000 units. We are very particular about delivering good quality products on time to the people," Neoh remarks.

LIVING IT LARGE HIGH ABOVE

MANY would dream about living in a penthouse.

Buying one is certainly not impossible with Trinity Group's latest flagship project, Trinity Pentamont in Mont Kiara, Kuala Lumpur.

Its name, Pentamont, was not plucked from thin air but a play on the words, penthouse-style living at Mont Kiara.

This freehold residential project is set to satisfy house buyers with its large living spaces, designed to offer modern families quality family-sized homes.

The 41-storey condominium on 1.17ha of land features 330 units, crafted to provide ample space, flexibility and unique facilities for a refined living experience.

About 90% are penthouse-sized units with built-up areas starting from 2,057sq ft, while 30 units start from 1,300sq ft. There are six pent-houses measuring 4,000sq ft and above.

Trinity Group Sdn Bhd founder and managing director Datuk Neoh Soo Keat said Pentamont is suitable for a wide range of buyers with different needs. .

"Growing families will want to upgrade for more space while couples whose children have left the nest may want to move into a place that is safer and easier to maintain.

"Those getting older may want to sell their current house and move to Pentamont," he shared.

The beauty of Pentamont is in its flexibility, thanks to the dual-key concept — separate entrances which two tenants can share.

This allows residents to alter the purpose and function of the rooms according to their needs and changing lifestyles, especially families with three generations.

"Parents can stay in the master bedroom and their children in other rooms. They could also turn the smaller unit into a study or playroom.

"When their children are married and have kids of their own, the grandparents can stay in the smaller unit for privacy while staying close to the family.

"The smaller unit can also be rented out for extra income," Neoh added.

Pentamont is touted as the first property project in the Klang Valley to have adventure-themed facilities.

There will be tree houses over-looking a 7.5m cascading waterfall, a glamping site and an outdoor theatre to watch movies under the night sky, and even a "celebrity kitchen" to host parties.

Other facilities include a swimming pool, gym, meditation deck, reading corners, yoga studio, spa area, games room and playground.

"People staying in condominiums do not really know their neighbours, and we want to foster community-building through these facilities and activities.

"We strongly believe in 'Building Communities and Enriching Lives', which is the company's tagline," said Neoh.

Other features include a four-tier security system from the boom gate, carpark podium and lobby right up to the individual floors.

The developer is planning to introduce a concierge service to assist residents in performing various tasks such as booking facilities.

With a total of 1,034 parking bays, each unit will have up to four slots while penthouses will get six.

Nestled in the heart of Mont Kiara, residents of Pentamont will have easy access to entertainment, dining, shopping and education as all are within the vicinity.

There are dual entrances into Pentamont via Jalan Kiara 5 and Jalan Kiara 3, while the development can be accessed via Sprint Highway and Jalan Duta-Sungai Buloh Highway, among others.

With a gross development value of RM437mil, the units are offered at competitive prices, starting from RM600 per sq ft.

This is a testament to the developer's motto and core beliefs of creating affordable luxury living.

"This project is not just a house to stay in but a home. We hope to create a home, one that is welcoming, warm and with a soul which residents will want to come back to," Neoh said.

Trinity Pentamont will be launched next month, and is slated for completion in 2022.
