Room for affordable housing

Stringent approval on consumer loans, including housing loans, is expected to impact the property market but there will still be a healthy pool of buyers, especially for affordable housing, said Housing and Local Government Minister Datuk Seri Chor Chee Heung.

“To say that the new guidelines wouldn't impact the property market is incorrect, as the move will definitely affect properties in the country. After years of seeing property prices increase, Bank Negara Malaysia, in coming up with the policies, intends to safeguard purchasers in assessing their affordability," he told reporters at The Zest Serviced Apartment key handover ceremony in Puchong here, yesterday.

Effective this year, banks have to use net income (minus tax, EPF and social security payments) instead of gross income in calculating the debt service ratio for loans. This is a pre-emptive move by BNM to contain the rise in consumer debts.

Chor said if property developers are concerned with the government's initiatives, they could build affordable houses that will still have its fair share of buyers.

“In 2009, property priced at RM250,000 to RM350,000 was deemed affordable. These days, properties below RM500,000 are considered affordable.”

Chor said as the country moves towards becoming a developed and high-income nation, the property sector is one of the catalysts to make this happen.

"It's important to keep rates down and ensure effective services are delivered to purchasers."

The Zest @Kinrara 9 is an integrated development by the Trinity Group, and consists of 20 shop offices, 24 retail outlets and 720 serviced apartments in the Bandar Kinrara 9 township.

The apartments are priced from RM250,000 to RM350,000 and were fully sold in six months.

Adding The Zest to life

TRINITY Group, a property development firm, celebrated the official launch of its signature project The Zest Serviced Apartment @ Kinrara 9 with a key handover ceremony and the opening of a RM7 million access ramp in Bandar Kinrara on Monday.

Held at The Zest Point in BK 9 located along the Bukit Jalil Highway, the ceremony was launched by Housing and Local Government Minister Datuk Seri Chor Chee Heung and Trinity Group founder and managing director founder Dato’ Neoh Soo Keat.

The Zest is an integrated project that consists of 720 units of serviced apartments, 20 units of shop offices and 24 units of retail outlets to offer residents and visitors a one-stop lifestyle centre with a wide spectrum of living and entertainment options.

Neoh said The Zest was completed three months ahead of its schedule of April 2012. The project was launched in April 2009 and completed in December last year. It also received the Certificate of Completion And Compliance on the same month.

The serviced apartment units, sold out six months after their official launch, were priced between RM250,000 and RM350,000.

"Our customer excellence commitment is what prompted us to offer additional amenities as value-added elements.

"We invested in the RM7 million ramp, measuring 300m in length, which will lessen traffic congestion and commuting time.  

“It is a timely project in support of the government's recent approval of green neighbourhood and low carbon city framework and assessment system aimed at reducing the nation's carbon emissions.” he said, adding that the group had also constructed Malaysia's first air-conditioned bus stop in front of The Zest Point.

The ramp, which is accessible from the highway in the direction of Puchong, offers convenience to residents as they need not travel the 8km to make a U-turn near Technology Park Malaysia to enter The Zest. Residents will save 15 minutes of travelling time with the ramp.

"We gain from society and thus we must give back to society. This is part of our corporate social responsibility to give back to the community in which we operate."

Chor commended Trinity Group for providing quality and affordable homes under the National Housing Policy (NHP).

He also hoped the firm would continue to support the Federal government by building apartments and landed properties within the affordable price range.

Chor said it was imperative for the government and private sector to work together to create a competitive and sustainable housing industry.

Chor said that it was up to local developers if they want to use Singapore's Building and Construction Authority's Green Mark Scheme in their developments.

“There is not much difference between our Green Building Index (GBI) and the Green Mark. Some of us have the mentality that what comes from an advanced country must be better. Many developers are going for the Green Mark and the GBI to capture two of the best.

"I leave it up to them (developers). If they can satisfy GBI's criteria under the guidelines, that is good enough."

Trinity delivers on its promises

What are the considerations or pitfalls when investing in high-rise residential properties, more so since buying real estate is one of the largest investments that one would make in a lifetime?

It’s location, the developer's track record and property details, according to young property guru, Faizul Ridzuan, author or “WTF? 23 Properties Under 30”. Faizul recently spoke at Trinity Group’s Zeva Sales Gallery to inspire and educate interested property buyers on what to consider when investing in high-rise residential properties.

“We have always conducted our business with the motto of building communities,” said Ms. Ng Ching Yee, General Manager of Trinity Group Sdn. Bhd. “As such, we hosted this property talk to help people, especially first-time and bumiputera buyers, to understand the benefits and importance of investing in the right property while knowing how to make financially sound decisions in property buying. Being a successful young property investor, we find Faizul to be the best candidate to share his personal experience with our target audience.” She also shared that Trinity's properties have always done well in the past as most doubled or even tripled in value in just a few short years.

Held at the Zeva Sales Gallery at Equine Park, the talk saw the participation of almost 100 guests over the three sessions held on 16 June. The first of its kind in that area, Zeva@Equine South is a mixed-use development which consists of serviced apartments, studio apartments, commercial and boutique retail units.

“Mixed-used developments are definitely very much sought after these days. The modem designs and fancy facilities appeal to the Gen Y buyers and these properties bring about a higher resell value, apart from being easily tenanted.” said Faizul.

“When buying a property for investment, it is better to buy the worst unit in a good development, than to buy the best unit in bad development. The value of the property depends on whether the property can either be resold at a profit or rented for a good rate.” he shared.

Faizul also encouraged buyers to take advantage of special rates and discounts offered by property developers especially during the launch period as property prices will show a significant increase upon completion. Bumiputera buyers should also be more open to cash in on the bumiputera rebates especially if it is a worthwhile development.

Faizul cited the example of The Zest@Kinrara 9 which he bought in 2009 for RM236,000. The service apartment was later sold upon its completion in 2012 for RM456,000. Today, the same apartment is valued at more than RM500.000.

He added that with increase of young bumiputera homebuyers, efforts by developers to woo investors, such as this talk by Trinity Group will help raise more awareness about the property market and ensure that buyers make the right financial decisions.

In conjunction with the talk, Trinity introduced the Zeva Bonanza Savings scheme where a 9% rebate was offered to interested bumiputera buyers for the studio apartments and 5% rebate for non-bumiputera buyers for the service apartments. Finding gems in mature areas

EVEN as the dust starts to settle after the implementation of the goods and services tax (GST) that kicked in last month and the vision on the ground gains greater clarity, it is becoming obvious that while some developers are choosing to delay their launches, there are still some savvy ones who are tilting towards more positive sentiments. These developers are willing to take the bull by the horns by launching their projects to the market in these uncertain times.

Admittedly, if one were to compare the slew of launches this time round to last year, having coursed mid-way through round the second quarter of 2015, it is obvious that there are way fewer property launches now, signalling a cautious approach being adopted by most developers.

And yet, there are a handful of the more optimistic developers who are putting no stops to their launches as in the case of Trinity Group Sdn Bhd. “Investment in properties is a good hedge against inflation. When GST was first implemented in Singapore and Australia, their inflation rate went up in the first two years,” observes Trinity Group CEO (chief executive officer) Datuk Andy Khoo Poh Chye.

He says that to have a sustainable property market, it would be prudent to “control the flame but not put out the fire.” By this, he means that although it is good for banks to be stringent in granting endfinancing to purchasers, he maintains that they should exercise greater flexibility in not over-tightening the loan eligibility, especially for the affordable and mid-range properties priced below RM700,000.

However, having said that, Trinity Group continues to forge ahead with its launches in confident assurance that there is still benefit for purchasers, in view of anticipated future  capital appreciation on its properties. As it is one of the savvy developers riding on the emerging global trend of rejuvenation and the redevelopment of mature townships, Trinity Group is looking with renewed  interest at such locations as part of its value creation strategy.

Discovering hidden gems
Mature neighbourhoods such as Puchong, Seri Kembangan and Bukit Jalil have proven to be property gold mines for the company in overcoming challenges such as land becoming more scarce and hence, increasingly in cost. It helps that connectivity has already been established with a ready network of highways and infrastructure readily in place in these mature townships.

Having already built a solid reputation for carving a niche in terms of “bringing affordable luxury living” to its buyers, it is also looking for hidden gems in mature townships and is not oblivious to the fact that there is much potential in these neighbourhoods. “We launched The Zest @ Kinrara 9 in Bandar Kinrara, Puchong, six years ago and Zeva @ Equine South in Puchong South, Seri Kembangan, and Z Residence in Bukit Jalil three to four years ago and prices there have since doubled. I see KL South representing Puchong, Seri Kembangan and Bukit Jalil as unpolished gems waiting to be discovered. In fact, if you look at the wave of properties launched some five to seven years ago in these locations, you will see that property prices have since doubled,” he observes.

Zeva @ Equine South, which is spread across 3.7 acres and expected to be completed in June, has a gross development value (GDV) of RM282mil. Being the first-of-its-kind, integrated development in Seri Kembangan comprising 446 serviced apartment units and 320 studio units (ranging between 454 sq ft and 1,536 sq ft) with 12 shops and boutique retail units occupying a total gross area of over 250,000 sq ft, about 95% of its units have already been sold.

The growth potential for this development is expected to be high as its location provides ideal connectivity to Cyberjaya, Putrajaya and even to the city via Lebuhraya Damansara-Puchong (LDP), South Klang Valley Expressway (SKVE), Besraya Highway (Besraya), Maju Expressway (MEX), North-South Expressway (PLUS) as well as the proposed Serdang-Kinrara-Putrajaya Expressway (SKIP) and Kinrara Damansara Expressway (Kidex).

“Even property expert Ho Chin Soon recommends Zeva as having the potential to rise in value appreciation within the first-tier radius of the investment centre of gravity of Greater Kuala Lumpur,” he maintains.

PUCHONG, 26 July 2010 – Trinity Group Sdn Bhd, an integrated boutique property developer in Puchong has unveiled its plans to construct a dedicated service lane to serve the needs of the community surrounding Bandar Kinrara and the Zest service apartments here. The Zest is Trinity Group’s latest development consisting of 720 apartments units, 20 shop-office units and 24 retail shops units. The shop-offices are expected to be completed by the end of this year while the apartments are targeted to be handed over by the end of next year.

 

The RM600, 000 improvement works will widen the slip road to and from Lebuhraya Bukit Jalil and is set to be completed in mid-October 2010. The 400 meter long section is expected to provide smoother traffic flow for those wanting to turn into the development.

 

“The dedicated service lane will be built with the convenience of our residents in mind, providing a smoother and safer ride when driving into Zest. It is a significant milestone in our project delivery timeline,” said Dato’ Neoh Soo Keat, founder and managing director of Trinity Group Sdn Bhd. “The development of The Zest has continued steadily, and with the roofing completed for the last block of apartments this month, Trinity Group is confident that the project will be completed and handed over to our buyers on schedule.

“As a relatively young developer, Trinity is proud that to have consistently delivered projects within budget and before deadlines, with our previous projects, the Heron Residency and 19 Residency completed 8 and 10 months ahead of schedule respectively,” he added.

The Zest is a 720-unit commercial and residential development located in Bandar Kinrara 9 facing the Bukit Jalil Expressway, consisting of 20 units of shop offices, 24 units of retail outlets and 3 blocks of serviced apartments. The project is slated to be fully completed in 2011 and will feature the first and only Asian inspired Food Hub in the Klang Valley, located on the boulevard-style mezzanine of its retail block.

Since its introduction, The Zest is now fully sold-out with the exception of a few Bumiputera units. Dato’ Neoh accredits the development’s success to Trinity’s ‘ground-up’ approach of project development, which focuses on providing amenities that enhance tenants’ convenience and quality of life from the design stage.

“We believe that our buyers and subsequent tenants deserve good value on their investments, which is why The Zest was designed to provide all the facilities normally found in more expensive projects, in addition to a commercial square at residents’ doorsteps and an access ramp linking the opposite side of the road,” said Dato’ Neoh.

The access ramp constructed to link The Zest @ Kinrara 9 with the Bukit Jalil Expressway was announced at a ground breaking ceremony in November, which was inaugurated by Dato’ Yong Khoon Seng, Deputy Minister Ministry of Works. The RM7 million ramp construction will be overseen by Trinity Group until its projected completion in August 2011.

In addition to providing two-way access to residents of Bandar Kinrara, the ramp will also provide an alternative U-turn for motorists coming from Puchong on the Bukit Jalil Expressway, where the only previous route was at the Technology Park-Bukit Jalil exit. With the completion of the ramp, road users will save an estimated 15 minutes while travel distance is reduced to 8km.

“The ramp is set to change the feasibility of travel in the locality of Bandar Kinrara, whilst providing ease to the neighbouring areas such as Puchong, Old Klang Road, Bukit Jalil and eventually easing traffic in the Sungai Besi vicinity. In consultation with the Ministry of Works and our contractor, we have made arrangements for traffic rerouting schemes throughout the duration of the construction,” said Dato’ Neoh.

At the ground breaking ceremony, Deputy Minister Ministry of Works Dato’ Yong Khoon Seng commended Trinity Group for the effort in helping to resolve traffic bottlenecks in the area. “Amenities as simple as bus stops and wider roads add significantly to the quality of life of residents in any area, and this new ramp is a big step in the right direction,” said Dato’ Yong.
