KUALA LUMPUR (Sept 20): Boutique property developer, Trinity Group Sdn Bhd, has achieved a 100% take-up rate for the first phase of Trinity Lemanja (West Wing) comprising 294 units with sales of RM160 million within one month of its launch, Bernama reported today.

The launch of the second and final phase (East Wing) is scheduled for the middle of next month, with units priced from RM468,000, Trinity Group said in a statement today.

Located on a 2.8-acre freehold plot along Jalan Metro Prima in Kepong, Trinity Lemanja is a condominium project with a gross development value of RM320 million.

Offering 583 units with built-up sizes ranging from 960 sq ft to 1,173 sq ft, the 2-wing 40-storey condo is scheduled for completion in 2021 and is priced at RM500 psf onwards, with price per unit from RM453,000 to slightly less than RM1 million (penthouse). Every unit comes with two to three car parks.

One of the selling points of Trinity Lemanja is a 3,700 sq ft fully equipped glass encased clubhouse for private functions and family gatherings located on the 8th floor. Other facilities on the same floor are swimming pool, garden book, interactive play terrace, yoga deck and chill out terrace. There is also a sky gym on the rooftop overlooking the Kuala Lumpur city skyline.

The development is located 850m from AEON Metro Prima and a stone’s throw away from the upcoming Metro Prima mass rapid transit station.

The project is also accessible via Lebuhraya Damanasara-Puchong, Lebuhraya Duta-Ulu Kelang and Middle Ring Road 2. The developer has also forked out RM2 million to upgrade the access link and pedestrian walkway to Jalan Metro Prima.

According to statement, Trinity Lemanja is a freehold development project launched in Kepong.It is located on a 2.8-acre freehold plot along Jalan Metro Prima in Kepong with a gross development value of RM320mil.

The development offers 583 units ranging from a build-up of 960 to 1,173 sq ft. The two wing 40-storey condominium is scheduled to be completed in 2021.

Trinity Lemanja features a residents-only clubhouse spanning 3,700 sq ft and is fully equipped with facilities for private functions and family gatherings. Residents will also be able to maintain a healthy lifestyle with the convenience of the rooftop Sky Gym overlooking the Kuala Lumpur city skyline.

Trinity Lemanja is within proximity to educational and medical facilities as well as shopping centres such as AEON Metro Prima and AEON Big.

It is accessible via six major highways such as Lebuhraya Damansara Highway, New Klang Valley Expressway and the Sprint Expressway. It is also close to the Kepong Sentral KTM Station and the upcoming Metro Prima MRT station.

Currently, Trinity Group Sdn Bhd is working with the relevant local authorities and will allocate RM2mil to improve road infrastructure surrounding housing areas neighbouring Trinity Lemanja.

The launch of the second and final phase of Trinity Lemanja is scheduled for mid-October and is priced from RM468,000 onwards.

Thirty-four-year-old buyer Darren Lim, who purchased a unit in the West Wing of Trinity Lemanja, said, “It’s hard to find a new freehold condominium in Kepong, as many of them are either leasehold or serviced apartments.  I am confident that the benefits of a freehold property will outshine a leasehold property in the long run.”

First-time homebuyer R.B. Too, age 24, said, “I am impressed with the facilities as well as its features especially the sky gym, thematic glass clubhouse, and tea garden.”

Boutique developer, Trinity Group Sdn Bhd, plans to acquire more land in the Klang Valley in the near future. "We are in the midst of purchasing two to three pieces of land. We are actively looking to acquire more," founder and managing director Datuk Neoh Soo Keat said at a media preview of the developer's upcoming launch, Trinity Lemanja, on Aug 24.

"Currently, we have a total of 35 acres, with an estimated gross development value (GDV) of RM3.3 billion.They are located in Mont'Kiara,Ampang, Serdang and Johor Baru. We will provide more details once [the acquisitions] are finalised." This month, Trinity will be launching the first phase of Trinity Lemanja, which has a GDV of RM320 million.

"We have received about 4,000 registrations of interest since May. We believe we will receive a good response at the official launch in September. We aim to achieve 50% sales within the first month of the launch," said chief marketing officer C Y Ng.

Located on a 2.8-acre parcel, Trinity Lemanja will be the first freehold development along Jalan Metro Prima in Kepong. Scheduled to be completed in 2021, the condominium will have two 40-storey towers and 583 units in total. They will have built-ups of 960 to 1,173 sq ft each, and will be priced from RM453,000 or RM500 psf. Amenities close to the development include AEON Metro Prima, KL Tzu Chi Jing Si Hall, Kepong Metropolitan Lake-Garden,The Challenger Sports Centre, Kepong Sentral KTM Komuter station and the upcoming Metro Prima MRT station (S05).

It is also located near SJK (C) Kepong and The International School @ ParkCity. The project is accessible via Lebuhraya Daman-sara-Puchong (LDP), New Klang Valley Express-way (NKVE), Sprint Highway, Middle Ring Road 2 (MRR2),Duta-Ulu Kelang Expressway (DUKE) and the upcoming DUKE Phase 2. According to Neoh, one of Trinity Lemanja's notable features is its four-tier security system. Apart from Trinity Lemanja, the developer is planning to launch projects in Mont'Kiara and Ampang, Neoh revealed.

"We are still fine-tuning a lot of the details for the latter, but the project in Mont'Kiara is taking shape. It has yet to be named and has a GDV of about RM400 million. We are looking to launch the project around December, or January next year, depending on market conditions.

"We are cautious about the market, and also the upcoming general election [that will] impact sentiments in the local property market. Perhaps during this period, we may choose to lay low until things stabilise. That would be one of the challenges [in the property market] this year," he said.

Meanwhile, the group is on track to achieve its sales target of RM600 million this financial year. "So far, we have achieved about 50% of that target, and our financial year ends on March 31 [next year]. We are confident that we will be able to hit the target," Neoh remarked.

Trinity Group Sdn Bhd is looking at a capital appreciation ranging from 40% to 45% for its latest condominium project, Trinity Lemanja, in Kepong, Kuala Lumpur.

Managing director Datuk Neoh Soo Keat says this is backed by the group’s track record of achieving capital appreciation in its projects and the healthy competition between new developments in the locale.

Slated for completion in 2021, the 40-storey apartment occupies a 1.13ha and is billed as its first freehold development to be launched in the area.
