Z Residence公寓计划暂缓

(蒲种14日讯)Trinity集团董事经理拿督梁斯杰指出,公司将暂缓位于武吉加里尔的Z Residence公寓讠十划,以进行安全建设工作。

Z Residence公寓与武吉华联公寓壁邻,当地居民担心新的房屋工程造成当地泥土流失及破坏基建,原有的14栋公寓6440名居民深感安全受威胁,在报章上反映其不满。

为了提供居民更全面的建设概念,Trinity集团今日特别召开记者会,向媒体讲解工程详情。

會賠償居民損失梁斯杰指出,武吉华联公寓现有的石壁原是一座山丘,该公寓发展商将山坡铲除至现有样子。

他说,公司将逐步夷平该石壁,直到与武吉华联公寓一样水平面,期间岩造成居民任何损失,公司会作出赔偿。

“挖掘工作将从外至内,所以一旦发生石块流失问题,武吉华联公寓不会受影响。梁斯杰续称,公司也向市政局自荐把当地一段迷失道路,重新衔接起来,Z Residence公寓也会建设新的出人囗。

他强调,重新衔接的路段达800公尺;新的出人囗则约200公尺。“我们也会加宽现有道路,从原本的两个车道,增加至4个车道,所以居民无需担心交通拥挤问题。对于居民担心的灰尘问题,梁斯杰保证,所有罗里从工地外出前,工人将清洗所有轮胎,并在工地四周按时喷洒水,减少7灰尘。记者会上,梁斯杰一再强调,公司进行的房屋建设工程,已取得大马公共工程研究院及吉隆坡市政局批准,根据当局安全指南建筑。

他说,市政局将于本月27日(星期二)与当地居民举行汇报会,公司若获邀出席,一定会派员出席。

Trinity Group Sdn Bhd, developer of The Z Residence condominium project in Bukit Jalil, Kuala Lumpur, will take steps to ease concerns raised by residents of the nearby Bukit OUG Condominium over the impact of the project's construction.

In the past month, the residents have raised concerns over a number of high-rise developments in their midst, saying the various high-density projects in the neighbourhood would worsen traffic congestion there.

They also raised concerns over the hillside projects citing fears of landslides akin to the Bukit Antarabangsa tragedy in 2008 where five people were killed and 15 bungalows destroyed. Apart from Trinity Group's The Z Residence, other projects in the area are Exsim Development Sdn Bhd unnamed four-block condo development and Kiara Resources Sdn Bhd's Kiara Residency.

Trinity Group's project will comprise four blocks, each over 20 storeys, housing 1,136 units to be built on a seven-acre (2.8ha) freehold site while both phases of Kiara Residency will contain a total of 1,060 units built on five acres of leasehold land.

Trinity Group managing director Dato’ Neoh Soo Keat said among the measures, the developer will build a new road which is the "missing link" between Jalan BK 1/20 and Jalan 4/155 to avoid future traffic congestion and take steps to reduce construction pollution.

 "The new 800m road access will cost RM3 million;' Neoh told reporters at a briefing yesterday. The new road is expected to allow passage of larger vehicles and shorten the travelling distance from Puchong to Bukit Jalil via the Bukit Jalil highway, he added.

Neoh said Trinity Group would cut the sandstone slope gradually, one metre at a time until it is lowered from its current 23.5 metres to nine, to improve slope stability.

"It's generally a stable slope because it's a rock formation;' he said. The Z Residence's platform will also be lowered to the same level as Bukit OUG Condominium, he added.

The project's civil and structural consulting engineer Jurutera Perunding Alphareka Sdn Bhd director Looi Koon Chew said the slope will be cut inwards so that any loose soil will fall into the project's compound.

Trinity Group also plans to ask for permission from residents to set up hoardings in Bukit OUG Condominium's parking lot bordering its project to trap any debris from the slope-cutting exercise, said Neoh. Lastly, it will also impose measures to control water and air pollution from its project and expects to reduce pollution by 70% to 80%, he added.

"We have slowed down our earthworks and have started ground protection;' he said. Neoh also said DBKL would reveal the Public Works Institute of Malaysia (Ikram) report on the slope's integrity to residents and the media on July 27.

No danger in Bukit OUG

THE developer of a housing project in Bukit OUG, which has come under fire from nearby residents has denied withholding information or disregarding safety measures. Trinity Group managing director Dato’ Neoh Soo Keat said the claims by residents of Bukit OUG Condominium were unfounded.

"There is no danger to the environment or to the surrounding area due to our development of Z Residence project," he said. Trinity is putting up four 27-storey condominium blocks near Bukit OUG Condominium, comprising more than 1,000 units. Residents are worried that a levelling of a hill near their boundary would cause instability to the surrounding area and possible rockfall. At a meeting last Friday, residents demanded to see independent consultant Kumpulan Ikram's report to ascertain if the developer was following all the necessary procedures. The meeting was adjourned after both parties agreed to meet City Hall, the approving body for the project. Neoh clarified that the report was commissioned by City Hall and it was not right for Trinity to give it to a third party.

"City Hall has agreed to meet the residents on July 27 and the other relevant authorities to explain the situation," he said. Until then, he assured residents that there would not be any work carried out on the hill. Trinity chief operations officer Koh Kin Kuang said the hill was at the border of Bukit OUG Condominium and Z Residence. During the development of Bukit OUG Condominium the developer, Sri Keladi Sdn Bhd, a subsidiary of MBF only partly levelled the hill on its boundary to build a road and put concrete covering to prevent erosion. "Now we are trying to level the hill which is in our boundary," said Koh. When the project is completed the granite slope will be reduced to 9m and this will improve stability of the slope. On claims of traffic congestion, Neoh clarified that there would not be any congestion due to Z Residence. "Even after our project is completed the existing roads would be able to accommodate the increased traffic flow," he said. Neoh also announced that Trinity Group would build a 800m road from PPR Kampung Muhibbah to Bukit Jalil Highway. Now motorists wanting to exit to the Bukit Jalil Highway have to pass through PPR Kg Muhibbah flats and through the former Bukit Jalil Estate. "It will cost us about RM3mil to provide the missing link. This is about a kilometre away from our project. But we are doing this so that residents in the area can also benefit," he said. Neoh also said the project was within the permitted distance from Sungai Kuyoh.

Developer completes high-rise project

TRINITY Group recently announced the successful completion and handover of The Z Residence condominium in Bukit Jalil, Kuala Lumpur. The completion of the project coincides with the 10th anniversary of the company this year. The Z Residence project was initiated in 2011 at the price of RM350,000 for the smallest unit 1,032 square feet with a total gross development value (GDV) of RM580mil.

The development consists of 1,136 units over four blocks of 26 and 27 floors over a 6.7-acre freehold site was completed in June. The Z Residence's unique features include lush floating gardens, a 55-metre and 180-foot infinity pool with a pool pavilion, and a sky lounge at the top of each block perched 430 feet above ground level.
