Kuala Lumpur: Trinity Group Sdn Bhd (Trinity), pemaju hartanah butik optimis projek pembangunan terbarunya iaitu Trinity Lemanja mampu mencatatkan kadar pengambilan 100 peratus dalam tempoh dua bulan selepas dilancarkan awal September ini.

Pengasas dan Pengarah Urusannya Datuk Neoh Soo Keat berkata, keyakinan itu berdasarkan tawaran harga yang lebih rendah bagi projek terbabit iaitu RM500 sekaki persegi (skp) berbanding RM700 skp bagi projek lain di kawasan sekitar.

“Orang ramai digalakkan memiliki unit kondominium ini kerana ia projek pembangunan pegangan bebas pertama di Kepong,” katanya pada taklimat Trinity Lemanja, di sini, semalam.

Trinity Lemanja adalah projek pembangunan kondominium terdiri daripada dua blok 40 tingkat yang menawarkan 583 unit dengan keluasan daripada 960 hingga 1,173 kaki persegi (kp) dengan harga seunit bermula dari RM453,000 ke atas.

Projek yang memiliki nilai pembangunan kasar (GDV) RM320 juta itu dijangka siap menjelang 2021 di tanah seluas 1.13 hektar di Jalan Metro Prima, Kepong.

Beliau berkata, Trinity Lemanja direka untuk meningkatkan kecekapan ruang, mengimbangi trend keluarga dan memenuhi gaya hidup moden serta ideal bagi pembeli rumah pertama yang ingin menceburi pasaran hartanah atau memiliki aset persendirian.

“Kami yakin pemilik rumah berhak menjalani gaya hidup impian mereka dan berusaha memenuhi permintaan semasa serta keperluan pelanggan dengan fokus kepada penciptaan nilai,” katanya.

KUALA LUMPUR (Aug 24): Trinity Group Sdn Bhd is confident its latest development Trinity Lemanja will enjoy a good take up rate within two months after its launch on Sept 9, Bernama reported today.

The RM320 million gross development value (GDV) project is set to be built on a 1.133ha site in Kepong and will have 583 condominium units in a 40-storey block.

Trinity Lemanja is located 600m from AEON Metro Prima and 800m from an upcoming MRT2 station. The project is also accessible via Lebuhraya Damanasara Puchong, Lebuhraya Duta-Ulu Kelang and Middle Ring Road 2.

Managing director Datuk Neoh Soo Keat said the full take-up rate target was driven by the freehold nature of the property, the first in the area, and the attractive pricing of between RM450,000 and RM550,000 per unit.

"Normally, on average, we achieve about 50% to 80% take-up rate for our properties in the early stage of development.

"Towards the completion stage, we can easily lock in full occupancy," he said after a media preview of the Trinity Lemanja project here today, Bernama reported.

Facilities include a banquet hall, private dining area, lap pool, wading pool, pool deck, tea house, rooftop gymnasium, sky club and barbecue terrace.

The project will also have a residents-only waterfront clubhouse. The 3,700 sq ft area can be used to host all sorts of events.

"These amenities are usually available in high-end properties, but I am providing it in a condominium of this range for some additional cost. That is what I call affordable luxury," he said.

In an earlier news report, Neoh also said that he believes the project will change the surrounding area in Kepong and enhance the overall landscape.

Trinity Group is currently constructing a new access from The Challenger Sports Centre on Jalan Metro Prima into the development.

“Without the new link, one would have to go one big round to get to the property. The new link cuts short the journey by about 1km, or seven to eight minutes,” he said.

Bernama also reported that Trinity Lemanja’s target market were single young professionals and parents who are buying for their adult children.

“We have received 4,000 people who registered their interest since May this year. We believe we will receive overwhelming responses at the official launch sometime in September. We are aiming to achieve 50% sales in the first month after the launch,” said Trinity chief marketing officer C Y Ng during a media preview today in the sales gallery at Kepong.

Located on a 2.8-acre freehold plot along Jalan Metro Prima in Kepong, Trinity Lemanja is a condominium with a gross development value of RM320 million.

Offering 583 units with built-up sizes ranging from 960 sq ft to 1,173 sq ft, the 2-wing 40-storey condominium is scheduled to be completed in 2021 and is priced at RM500 psf onwards, with price per unit from RM453,000 to slightly less than RM1 million (penthouse). Every unit comes with two to three car parks.

“In each of our projects, besides comfort and safety, we also focus on value creation. We hope this project can achieve 40% to 45% value gain, slightly higher than the average 30%, owing to the affordable selling price psf, its freehold land status and strong demand from the locals,” said Trinity founder and managing director Datuk Neoh Soo Kiat at the briefing.

Neoh also told TheEdgeProperty.com that the low-cost flat next to Trinity Lemanja will not affect the value of the project as it is poised to transform the entire area and bring value to the surrounding properties.

One of the selling points of Trinity Lemanja is a 3,700 sq ft fully equipped glass encased clubhouse for private functions and family gatherings located on the 8th floor. PETALING JAYA (May 13): Trinity Group Sdn Bhd is looking to launch Trinity Lemanja in Kepong this June, targeting single young professionals and parents who are buying for their adult children.

With a gross development value of RM320 million, the freehold project will sit on a 2.78-acre site, offering 583 condominium units in a 40-storey block. It will be launched over two phases.

The built-ups will range from 917 sq ft to 2,096 sq ft, while prices will start from RM500 psf.

According to Trinity Group founder and managing director Datuk Neoh Soo Kiat, Trinity Lemanja is located 600m from AEON Metro Prima and 800m from an upcoming MRT2 station. The project is also accessible via Lebuhraya Damanasara Puchong, Lebuhraya Duta-Ulu Kelang and Middle Ring Road 2.

“Trinity Lemaja, or 'le meng jia' in Mandarin, means a happy and harmonious dream home. The word ‘jia’ means ‘home’ in Mandarin, and the concept was derived from the idea that while an individual can own many houses, home is the one place we return to each day. “Sometimes, it is the details that make the difference and they don’t cost a lot. For example, on the path between the swimming pool and the condominium block in Trinity Lemanja, we are putting in a carpet that can absorb water so the floor of the condominium won’t get wet.

“This amenity is available in high-end properties but I am providing it in a condominium of this range at just some additional cost. That is what I call affordable luxury and this project will reinforce our name as a developer that provides affordable luxury,” he added.
