Living it up for below RM500,000

KUALA LUMPUR — Despite concerns over rising house prices and affordability, the level of interest in the property market has continued to remain strong year after year. Many industry experts have predicted that this year, the property sector is expected to go through a 'flat' year.

However, on the upside, the adjusted market prices will be an advantage for those looking to buy or rent houses. To meet the demands of the right target market within this challenging economic climate, Trinity Group Sdn Bhd constantly evolves with modern trends and living concepts to enhance the lives of its customers and the community it serves.

In introducing its newest development dubbed Trinity Aquata in Sungei Besi, the group is giving home owners the chance to own a property pegged affordably  through the 'ONG' promotional package in conjunction with the Chinese New Year.

One of the highlights of the promotion package is, besides the larger three-bedroom units with five different sizes to choose from, a preview of the 832sq ft units, priced attractively from RM460,888. Trinity Group general manager Gary Lum said that in line with its ideology to develop Aquata into a condominium that purchasers can call home, it is necessary for it to break away from the market trend of small-sized units. Other built-ups range from 1,151sq ft to 1,420sq ft.

"The RM460,000 cap normally translates to a high-density development. However here at Aquata, buyers can be assured of their kids' safety and comfort in a-low-density living environment," he continued.

Lum explained that in line with market demand, Trinity has specifically designed a product that is affordable and liveable in a strategic location ideal for -small families, young families and the Gen-Y population, both for living and investment.

Designed with a practical and versatile layout for family living, the units come with three bedrooms and two bathrooms and a private balcony to cater to this need. At Trinity Group, we pride ourselves in incorporating added value in our developments by being creative and innovative; to stand out from the crowd," Lum said.

In the area, the development is recognised- as one of the pioneers in concept development where both the outdoor and indoor landscapes are fused with water-themed activities. Spanning across 3.58 acres, this resort-like development comprises two 26-storey condominium blocks with 492 units and features a mini water-themed park with 16 unique water features such as a Raised Infinity Pool, Water Lounge, Aqua-Reflexo, Bubbling Trail, Hammock Lounge, Pool Deck, Sky Bath, Riverbank Seating and a Rain Pavilion, among others.

This low-density, freehold condominium also boasts several lifestyle facilities including a gym, jogging path, landscaped sky bridge that links two blocks, sky terrace and multi-purpose hall. The main attraction of the development lies in its highly accessible location, surrounded by existing LRT and KTM stations at Bandar Tasik Selatan, the KLIA Express at Terminal Bersepadu Selatan (TBS), the upcoming MRT Line 2 which will pass through Chan Sow Lin to Bandar Malaysia, as well as the highly-anticipated High Speed Rail (HSR) connecting KL to Singapore and eventually Bangkok.

An abundance of amenities such as universities, schools and hospitals flank Aquata, which is also in proximity to major shopping malls and hypermarkets. The thriving location offers an ideal investment or live-in option. For potential buyers with housing loan difficulty, Lum gave the assurance that its ONG package will be able to assist and make the purchase a breeze.

Good luck package for homeowners

USHERING in the Year of the Monkey, Trinity Group is introducing the "Ong!" package for its newest development, Trinity Aquata. True to its tagline, "No Monkey Business", Trinity is offering home-owners affordable prices on houses under the project. Designed to invoke resort-like living, Aquata's master plan has been built with fluidity and versatility in mind.

Comprising two 26-storey condominium blocks with 492 units, the condominium has been designed to suit the needs of residents. Aside from the larger three-bed-room units, it is also previewing 78sq m units for the first time, starting from RM460,888. Following the overwhelming response for its Wow! package in November 2015, Trinity is confident that the Ong! package will boost sales for Aquata.

"In line with the market demand, Trinity has specifically designed a product that is affordable and liveable for small families. "Thus, we have incorporated three bedrooms and two bath-rooms with private balcony to cater to this need. "Besides, at Trinity Group, we pride ourselves in incorporating added value in our developments by being creative and innovative; to stand out from the crowd," explained Trinity Group general manager Gary Lum.

Aquata simulates a mini water-themed park with 16 unique water features, providing a peaceful abode in a strategic location, perfect for young families and the Gen-Y population who are looking for a good investment and living, added Lum.

A low-density freehold condominium, Aquata boasts several life-style facilities including a gymnasium, jogging path, landscaped sky bridge that links two blocks, the sky terrace and multi-purpose hall. Its 16 unique water features include a raised infinity pool, water lounge, aqua-reflexo, bubbling trail, hammock lounge, pool deck, sky bath, riverbank seating and a rain pavilion.

Situated at KL South in Sungai Besi, the development is recognised as one of the pioneers in concept development. Both the outdoor landscape and indoor design feature water-themed activities, while providing a practical and versatile layout for family living. Spanning across 1.45ha of free-hold land with panoramic views of the Kuala Lumpur skyline, the condominium features both innovative and functional design elements.

The main attraction of the development lies in its highly accessible location, surrounded by existing LRT and KTM stations at Bandar Tasik Selatan, the KLIA Express at Terminal Bersepadu Selatan (TBS), the upcoming MRT Line 2 which will pass through Chan Sow Lin to Bandar Malaysia, as well as the highly-anticipated High Speed Rail (HSR) connecting Kuala Lumpur to Singapore and eventually Bangkok. Amenities such as universities, schools and hospitals flank Aquata, which is also in close proximity to major shopping malls and hyper-markets. The thriving location offers an ideal investment or live-in option.

"Since we decided to develop Aquata into a condo that purchasers can call home, we needed to break away from the market; as many are focusing on small units.

"While RM460,000 normally equates to high-density development, Aquata buyers can be assured of their kids' safety and comfort in a low-density living environment. "Even for a customer with housing loan difficulty, our Ong! pack-age will be able to assist; making purchasing your dream home a breeze," reiterated Lum. The public are invited to visit Trinity Group's Sales Gallery this weekend, from 9.30am to 6pm.

There will also be a host of activities for the guests in conjunction with Chinese New Year as well as a limited number of goodie bags to give away to the early birds. For details, call 03-8062 9009 or visit www.trinityaquata.com.my

Good things come in Trinity

The serene seaside and calming lilt of a mountain stream are rooted in the soothing science of water, whose well-known therapeutic benefits are utilised in aquatic rehabilitation and regeneration - without which, the miracle of life would not be possible.

Bringing the fluid flow and benign buoyancy of water to its latest strata property development in KL South, Trinity Group is creating a landmark of residential design just 15 minutes from the city centre. Comprising two towers spread over 3.58 acres of freehold land, Trinity Aquata is set to offer young urban professionals affordable homes with a luxurious theme.

Community commitment

"Trinity Aquata is designed for owner-occupiers, hence the family-like features and facilities of the condominium. At present, we have launched Block A, with close to 75% takeup rate, and we are also receiving a lot of enquiries from airport-related industries for bulk rental as it is located close to Terminal Bersepadu Selatan (TBS) and the KLIA Express," says Trinity Group Sdn Bhd general manager Gary Lum.

"These strengths can also be seen in our Aquata project. For example, in view of the rapidly booming population in KL South, the current two-lane road serving the Trinity Aquata site is being upgraded to four lanes to ensure smooth traffic flow and a congestion-free experience for motorists," says Lum.

A water wonderland

Its no accident that traffic movements are likened to the beneficial chi of rivers in the feng shui tradition. Understanding this concept, Trinity Group is no stranger to improving road conditions for the benefit of its residents, having previously spent RM3 mil to build a link connecting the Z Residence in Bukit OUG to the Bukit Jalil Highway.

In its KL South project, this respect for the harmonious energy of water is apparent in the incorporation of no less than 16 aquatic features for aesthetic and leisure purposes. These include a vivarium, cascading pool, rain pavilion, bubbling trail and aqua-reflexology area.

"We envision that residents can come home to a resort-like environment. One of the key challenges of incorporating a water- inspired concept is the containment of cost, and including a number of water features at the podium was no easy feat. We ran through multiple landscape plans to strike a balance between the maintenance cost and the facilities ," says Lum.

Acknowledging the increasing relevance of smart resource management for a water-themed project, the team has also taken care to incorporate recycling processes into Aquatas design, including rainwater harvesting systems to channel precipitation towards gardening and general cleaning. Catering for customer needs The project was planned and executed in line with the Klang Valley-based developers assessment of prevailing market currents, notably the conscious decision to break away from the trend towards smaller units in favour of larger allotment of space for families to grow.

'To date, the response from purchasers has been encouraging, as they have not previously experienced a water-inspired development in KL of this scale. Aside from the 16 water features, the decentralisation of resident activity areas is also in their favourite lists, as it promises to reduce the crowd during weekend parties and get-togethers," says Lum.

"Aquatas location is also an important factor, carrying with it a Kuala Lumpur address as well as easy proximity to two major transport hubs, including TBS and the newly announced mass rapid transit (MRT) Sungai Buloh-Serdang- Putrajaya Line. Coupled with the incoming KL-Singapore high-speed rail (HSR), this will truly be a desirable location to call home."

With both towers projected for completion by 2019, the development will offer a total of 492 units, with built-ups ranging from 1,151 sq ft to 1,420 sq ft. Additional features include a panic button installed in Aquatas master bedroom units for enhanced security as well as extended balconies taking in panoramic views of the KL skyline and the Mines Resort City in Seri Kembangan, Selangor.

For the future, Trinity Group is looking forward to the domestic launch of a RM400 mil residential project in Mont Kiara, KL, during the first half of 2016. Encompassing 293 units with built-ups ranging from 1,100 sq ft to 1,700 sq ft, the property represents a venture into the higher-end segment of the market for the developer.

"In London, the Feltham Sandbanks is a suburban development targeting the owner-occupier segment as well as the international market. Although plans are still preliminary, Trinity aims to offer a conveniently located area to serve as a retreat from the city, which is at the same time, in proximity to the subway, railway networks and Heathrow Airport. We have already submitted plans for authority approvals to date," concludes Lum.

THE TRINITY OF VALUE CREATION

The history of Trinity Group started since 2004, and it has now emerged as one of the premier developers in Malaysia. The company has built a solid reputation of bringing affordable yet luxurious living to its customers with features such as strategic locations, premium facilities and value-added infrastructure, under the direction of Trinity Group managing director Dato’ Neoh Soo Keat.

Its projects are known for its good investment values with high capital appreciation potential. With its philosophy of ‘Building Communities, Enriching Lives’, Trinity Group stands out among other developers of its class for its innovative product range and integrated marketing approaches.

It is constantly evolving, and aims to be on the cutting edge of modern trends and living concepts, to enhance the lives of its customers and the community it serves. Within a decade, the company has now developed six projects, with more developments in the pipeline.

THE VITALITY ASPECTS

“Trinity Group properties are very much sought after because of their prime locations, affordability, good investment values, and premium facilities,” said Neoh.

The group differentiates itself from other players in the property business by being creative and offering innovative living concepts to suit their lifestyles. Besides innovation, it strives to ensure that each development it creates brings value to customers.

It also recognises that luxury living should not be the privilege of a few. Hence, most of its projects would feature innovative features (RM7 million ramp in The Zest, RM3 million missing link in The Z, floating garden in The Z, and sky deck with floor-to-ceiling glass facade for Zeva) for the ultimate lifestyle experience.

“At Trinity Group, we pride ourselves in understanding the market demands and changing buyer trends. We strive to fulfil those demands in all our developments.”

“For the past ten years, Trinity Group focused largely on boutique developments in the Klang Valley region. Trinity Group is also looking at international markets such as China and London to develop some projects there,” added Dato’ Neoh.

Dato’ Neoh commented, “Our land bank strategy is to acquire as much land bank as possible within Malaysia, provided it is a strategic location with potential development capabilities. This is where my experience as a town planner comes in handy, foreseeing the potential of a location.”

TRINITY AQUATA @ KL SOUTH

“We have launched Trinity Aquata in May and we’re pleased to say that the response has been encouraging so far. We have been receiving a lot of interest calls and event bookings before the launch from our private viewing sessions. In fact, “Our recent Nationwide Pre-Launch has achieved a total 60% sales in KL, KK, Kuching and Penang.”

The project is launched this year and is expected to be completed in 2018 with a gross development value of RM300 million. Inspired by the fluidity of water, Trinity Aquata has many unique water features within the development, which comprises of two blocks of 26-storey condominiums with a total of 492 units.

Strategically located at KL South, Trinity Aquata is easily accessed by major highways such as Besraya Highway (BESRAYA), KL-Seremban Highway, Maju Expressway (MEX) and Middle Ring Road 2 (MRR2). The large catchment area will attract residents due to its strategic location. There are amenities nearby Trinity Aquata, which include the Terminal Bersepadu Selatan (TBS), Bandar Tasik Selatan LRT station, KTM Komuter & KLIA Transit Station.

The project is close to Bandar Malaysia at Sungai Besi, Kuala Lumpur-Singapore High Speed Rail and the upcoming MRT Line 2. There will also be a new station (MRT Line 2) – Taman Naga Emas station (500m) from Trinity Aquata. Trinity Aquata is designed with an extended balcony to capture breathtaking panoramic views of the KL City skyline and the Mines Resort City.

16 unique facilities that allow water to freely flow through seven water effect zones will be built, invoking an atmosphere of peace and serenity. The residents can experience a tranquil atmosphere from hammocks at the sunken lounge or the floating lounge. Trinity Aquata’s active water zone adds a fun element with an interactive water play nook, calm trail, bubbling trail and rain pavilion.

The pocket garden, lush landscaping and green foliage creates a healthy environment for wholesome activities. The sky terrace comes equipped with large glass panels offer an incandescent flow of natural light by reflecting the surrounding skies.

Knowing that security is one of the important aspects that home buyers will look at, Trinity Aquata will have patrolling guards, perimeter CCTV, and card access at the guard house, lobby, and facilities. Additional feature of panic button will be installed in each master bedroom for extra safety.

Besides the water-themed facilities, the project has an architectural edge over surrounding developments with its artistic and modern architecture. It is a superb development, coupled with good amenities. Trinity Group understands that today’s sophisticated and discerning buyers are also drawn to one-of-its-kind development (strong concept), which enables people to buy into a development which integrates both artistry and practicality.

ZEVA @ EQUINE SOUTH

“The development of Zeva is to be completed on schedule in July. All in all, Zeva embodies a futuristic approach, where innovative thinking, green design and intelligent technology are fused together, which is unparalleled to others,” commented Dato’ Neoh.

Its strategic location is linked by a network of major highways, including the Damansara-Puchong Highway (LDP), the South Klang Valley Expressway (SKVE), the Besraya Expressway, the Maju Expressway (MEX), the North- South Expressway, and Serdang-Kinrara- Putrajaya Expressway (SKIP), which will improve accessibility for Zeva’s residents.

Interestingly, its close proximity to upcoming infrastructure such as LRT stations (Ampang line) and MRT Line 2 (Taman Sri Serdang) can further help to enhance capital appreciation and rental yield. Zeva is a unique commercial and residential development, featuring a 24- hour living concept lifestyle.

The urban vertical city has a vibrant, pragmatic and efficient design, specifically to appeal to Zeva 28th floor of all-glass sky deck Zeva @ Equine South Overall View Zeva Gourmet Boulevard Gen-Y. The integrated development features two blocks of 15-storey serviced apartments and one 20-storey studio block, set atop an elevated 7-storey car park podium, with a boutique retail area and a 60-feet-wide Gourmet Boulevard.

Built onto the 28th floor of this highrise development, the Sky Deck allows for residents and their guests to lounge, wine, and dine in a one-of-a-kind architectural wonder.

Dato’ Neoh shared, “We’ve achieved 97% sales for Zeva units and are left with premium units for our service apartments, only as all our studio units have been fully sold out.”

TRENDS OF FORTHCOMING DEVELOPMENT

Dato’ Neoh foresaw that the upcoming trend of property development is the rising purchasing power of Generation Y home buyers who are looking forward to owning a house first and investing later. This means that there is a medium-long term demand that has a consistently rising trend.

“A stable growth of the average income, added to the ‘multiple incomes’ mindset of the Malaysian GenY, is going to build a stable and long-term foundation for a strong and consistent demand of properties priced between RM400k to RM750k. This trend will guarantee a prompt take-up of properties, in the range that are representing the backbone of a healthy property market,” he added.

He opined that “Today’s Gen Y are looking for high-rise buildings, as this will allow them to live not too far away from their working places and are very much trendy. High-rises are more in line with a ‘Smart City/Green City’ concept that most of the Gen Y are into nowadays.”

Another trend is the dual-key concept, recently launched in the market, which is helping to push more and more buyers towards high-rise buildings, as they look into this new concept as a nice way to be independent and have some privacy, even when sharing a condo.”

TRIALS AND REASONABLE CONFIDENCE

Trinity Group has faced a few challenges within this decade, but the one that is particular is during the development of The Zest. Dato’ Neoh said, “The Zest was rolled out when the country was experiencing the effects of the global economic downturn and yet this RM250 million project did very well despite the sluggish local economy. The project was sold out in just six months after its launch.

The success of the development was attributed to a combination of factors such as the developer’s sound understanding of the market dynamics to see a gap in the market place, and then assemble its resources to pursue the gap in the market place.”

Dato’ Neoh commented, “Moving into the next decade, we will continue to push ourselves to do better and continue to provide affordable luxury.  In keeping our promises of ‘Building Communities, Enriching Lives’, we have made numerous improvements and enhancements to our projects as well, making it a more pleasurable place to live in. We are also looking to expand to other regions such as Johor, and are always on the lookout for locations with good demand.”

“We are also exploring to go listed in 2016 – this plan has long been in the pipeline, and we now have the right team and right assets to accomplish this.”

Dato’ Neoh concluded, “We are looking to expand and bring our particular brand to the international market. For the time being, our focus will still be in the Klang Valley, although we do have a couple of overseas projects in the pipeline.”
