Zealous about Z Residence

New Straits Times - Saturday, 11 June 2011

Boutique developer Trinity Group Sdn Bhd is single-minded about its focus: To develop niche projects that cater to specific target markets.

By leveraging on this strategy, said its managing director Dato’ Neoh Soon Keat, the company is able to develop the right products that appeal to its target buyers, and build a solid reputation around this via the added value it has created and delivered to customers.

"We have earned a strong track record by consistently completing our projects ahead of schedule, without compromising on product quality," Neoh said.

Success has already come in the form of The Heron Residency and 19 Residency, projects that were delivered months ahead of schedule. Following this tradition, its 5.6-acre mixed development The Zest @ Kiara 9 was also recently completed ahead of schedule and is now awaiting vacant possession.

Buoyed by the success of earlier endeavours, Trinity Group is now embarking on a new RM550 million residential development that promises to set a benchmark in Bukit Jalil, Kuala Lumpur, by offering "lavish highrise living at down to earth prices".

Z Residence, taking shape on 6.7 acres of freehold land along Jalan 5/155, comprises four condominium blocks of 26 and 27 storeys that sit atop a five-storey car-parking podium. A total of 1,136 units of between 1,032sq ft and 1,407sq ft are up for grabs, priced from RM400,000.

The condos come in a choice of either two or three bedrooms that are offered in multiple design options to suit individual buyers. Every unit is also designed to be well ventilated, have north-south orientation, and offer views of either the KL city or Petaling Jaya skyline.

Floor-to-ceiling height windows ensure that plenty of natural light filters into the home, and the developer will provide air-conditioning in all living areas and bedrooms.

Neoh said units will also feature the Greengard Waste Disposal System that separates dry and wet waste, and the latter will be channelled to a treatment plant to be converted into fertiliser. Rainwater harvesting will ensure that water isn't wasted; instead, rainwater will be used for landscaping and washing.

Showcasing cutting-edge architecture and plenty of greenery, an unprecedented 50 per cent of Z Residence will be dedicated to landscaping that's fashioned by award-winning landscape architect Yap Nga Tuan.

"This is a first of its kind in Bukit Jalil, incorporating a floating garden and sky lounges. At RM400, 000, many buyers will consider it a steal with its exclusive features compared to other similar priced projects in Kiang Valley," said Neoh.

Other unique lifestyle features include a 46m infinity pool and a passive pool for Tai Chi, relaxation or to simply laze around and unwind. Additionally, it will have a gymnasium overlooking the pool, games room, multipurpose hall, and laundry.

For convenience, there will also be a covered waiting area outside the main lobby, a three-tier security system, three or four lifts servicing each block and two car-parking bays per unit.

Neoh said Trinity Group will also be investing RM3 million in upgrading works to provide a future link connecting the development to the Bukit Jalil Highway.

"This is in line with our tagline and long held commitment to building communities and enriching lives," Neoh noted.

Currently, the site offers convenient access to the Shah Alam Expressway and the Federal Highway via Old Kiang Road, and it is strategically located within proximity to institutions of higher learning, shopping complexes, and a golf and country club. The up-and-coming extension to the Ampang LRT line promises enhanced connectivity in the near future.

Targeted at young families, executives and parents buying for the next generation, Neoh is confident Z Residence will provide great investment potential, projecting "a 70 per cent appreciation over the next few years".

Due to be officially launched by next month, buyers have already registered their interest for 50 per cent of the units (the entire first two blocks) and another 8,000 potential buyers are on the waiting list, he said.
