KUALA LUMPUR (Sept 22): Trinity Group Sdn Bhd has achieved a take-up rate of 99% for the RM320 million Trinity Lemanja in Kepong.

At the topping out ceremony yesterday, its managing director Datuk Neoh Soo Keat noted that it is on track to complete this freehold development by the third quarter of next year, and that this consistent track record will further strengthen the confidence of the buyers.

“The 99% take-up rate reaffirms that our buyers share similar confidence that Trinity Lemanja is a strategic investment in Kepong. We have observed that homeowners are open to explore a rapidly developing area as it promises much room for capital growth, and one that is aligned with their desired lifestyle,” he said.

Located on a 2.8-acre land in Metro Prima off Jalan Kepong, Trinity Lemanja will consist of a 40-storey condominium block offering 583 units. Its facilities include a clubhouse, sky gymnasium, Serenitea Garden and infinity pool.

It is accessible via the Lebuhraya Damansara Highway, New Klang Valley Expressway, Sprint Expressway, Middle Ring Road 2, Duta-Ulu Kelang Expressway (Duke) and Duke 2. It is also near the upcoming Metro Prima MRT station and Kepong Sentral KTM station.

The development’s accessibility is further improved by the developer’s investment of RM2 million to improve the existing infrastructure, including a pedestrian walkway to Jalan Metro Prima.

已有12年余历史的帝俐房屋发展(Trinity Group),首次在吉隆坡北部的推出住宅项目——“乐梦家”公寓。

 

除了拥有永久地契,该公寓的设施也不容小觑,从小细节着手,带出家的味道。

精品发展商帝俐房屋发展在吉隆坡甲洞的“乐梦家”公寓,着重“公共空间规划”(Place-making)元素,营造家的味道。

董事经理拿督梁斯杰接受《南洋商报》访问时强调:“一个人可以有很多房子,但是‘家’和‘房子’截然不同,当你不在家时,你会想念,当你回到家,你会放松。房子可能只是你其中一项投资而已。”

公寓取名为“乐梦家”,寓意是希望可以成为居民的快乐梦想家园。

何谓公共空间规划?这个词汇通常出现在城镇规划里,就是以当地特色与历史为基础,塑造现有公共空间及城市立面,并配合当区人文景观,在都市更新的过程中,营造具有特色的地区环境。

这可能与梁斯杰的城镇规划师背景有关,可想而知,“乐梦家”应该会为已有百年历史的甲洞,带来新风貌。

梁斯杰说,现在的甲洞已大有不同,从祖辈开始定居在此的居民,应该也步入第三或第四代了,这些人多是在摩登的设施中成长。

 

空间动静皆宜

谈及乐梦家的公共空间规划,分布在三个楼层的设施,是精心规划的成果。

底楼是接近大自然的地方,帝俐特叮嘱景观设计师在此种植香料,供住户采摘,譬如班兰和辣椒等经常入菜的植物。

至于裙楼上的设施,玻璃俱乐部除了是标志建筑物,也是人们聚集的中心点。

俱乐部一侧为儿童游乐场,另一侧则是泳池,家长可坐在甲板上安心静候孩子玩耍。

顶层的茶园和健身室,一动一静看似格格不入,其实是方便前来运动的住户携带老少同往,促进交流,可说是动静皆宜。

“乐梦家”是甲洞数一数二的永久地契公寓。

好的公共空间有人气

向来推陈出新的帝俐,在每个项目注入新元素。设计阶段时,该公司皆以住户最舒适及最想要的东西或元素为出发点。

梁斯杰说:“我们要设计人们会享受的设施,更重要的是可把人聚集在一起。”

具有城镇规划经验的梁斯杰,坚持除了美观,各项设施都必须实用。这一来,当住户有了归属感,就会珍惜和主动照顾设施。

他解释,公共空间可分为实用及非实用两大类。举例说,政策规定,发展商必须保留10%绿地,但倘若无好好规划,就算有再大的空间,也会沦为无人区。

以“乐梦家”为例,位于中心位置的双层俱乐部连接大部分设施,一家人想同时进行不一样的休闲活动都没有问题。

 

下月推介已有3000人登记

帝俐放眼在8月推介这项发展总值达3.2亿令吉的永久地契公寓。

尽管还未正式推介,市场反映非常热烈,据悉已有近3000人登记兴趣,部分为老顾客。

梁斯杰透露,该公寓的主要目标买家为,在当地定居及成长的单身专业人士、来自增江、泗岩沫、士拉央与怡保路的升级买家。

此外,为孩子置产的父母也是目标买家之一。这些父母注重传统,希望孩子陪伴在左右,而永久地契可代代相传。

 

拟装置电动车充电站

为了迎合电动车主和混合动力车主的需求,帝俐也计划在泊车场装置数个电动车充电站。

大马天气晴朗,设计师也考虑到日照方向,在裙楼特定位置兴建遮阳处,不让长椅成为摆设而已。

梁斯杰已经在盘算着其他项目的新服务,其中最为特别的是引进在外国十分普遍的管家(concierge)服务。

现代双薪家庭父母无暇分身,若家里进行维修或装修,一就是早数月预订,二就是请假在家监督。

若一个公寓有了管家,这些上班族就可以放心工作,累积珍贵的年假之余,也能确保维修服务的品质。

 

舒适保安并重

除了着重公共空间的规划,“乐梦家”的核心元素还有——舒适和安全。 现在的公寓越建越小,但是要住的舒适,还得至少有800平方尺以上。

“乐梦家”的面积介于960平方尺至2125平方尺,并采用开放内部设计,扩大空间感。

同时,每个单位至少有2个泊车位,较大的单位甚至可拥有4个车位。

保安方面,要进入“乐梦家”须经过三层关卡,就算持有磁卡,也只能前往特定楼层。

 

基建造福人群

若是熟悉帝俐发展项目的人士,想必都有留意到,该公司曾多次改善项目周围的基础建设。

“乐梦家”也不例外,帝俐花了200万令吉开拓新路,往后住户可直接从美罗柏丽玛路,经过甲洞Challenger体育中心抵达家园。

这将回家的路程缩减了约1公里或7至8分钟。

具前瞻的帝俐注重城镇规划,每当构思新项目,也将未来数十年纳入考量。

该公司也尝试购买邻近公共交通的地皮,并与市政局协商如何改善基建。

在“乐梦家”的案例,帝俐计划兴建连接至美罗柏丽玛路的阶梯,好让住户省下200米至400米的步行时间与精力。

此外,帝俐熟悉环境政策,着手降低旗下项目的二氧化碳排放量,并使用正确的建筑原料。

玻璃俱乐部是该公寓的中心点及标志。

 

中产阶级轻奢体验

帝俐走的是轻奢路线,瞄准的顾客是30至40岁,不符合政府可负担房屋资格的人。

梁斯杰点出,我国的中产阶级人数庞大,但由于拥有的钱不多不少,是没有被照顾到的一群人。

因此,该公司融入了一些高级公寓才有生活方式元素,但平均价位介于40万令吉至80万令吉之间。

“价位因地点、当地人口和竞争而异,新街场项目价格介于50万令吉至80万令吉,甲洞则是介于40万令吉至60万令吉。”

帝俐集团(Trinity Group)在吉隆坡新街场发展项目― Trinity Aquata将于今年第三季竣工。

根据该公司发表的文告,位于吉隆坡新街场的 Trinity Aquata 共有2栋26层高的公寓,一共有492单位。今年初已经进行封顶仪式。

这个公寓主要瞄准丫世代,因此拥有数个能够满足大家休闲生活需求的设备,比如健身房、跑道、多用途礼堂和空中花园等。

单位面积介于839平方尺至1420平方尺。

Trinity Lemanja Returns to Basics

 

HAPPINESS, dream and home - these three words in Chinese were the inspiration behind the 1.13ha Trinity Lemanja, a 40-storey free-hold condominium in Kepong, Kuala Lumpur. Comprising the East and West wings, the development's concept is the result of a joint effort between developer Trinity Group and Veritas Architects Sdn Bhd.

Its design was derived from a child's drawing of a house in its most simplistic form. We may own more than one house, but we only need one home. It's a place that keeps us happy, safe and comfortable," says Trinity Group managing director Datuk Neoh Soo Keat.

As a boutique developer, he adds the group is committed to its philosophy of having a unique concept for each of its projects. Veritas Architects principal Ng Yiek Seng explains that Trinity Lemanja is about offering some-thing new to apartment living, which is becoming the norm in many urban areas.

"The image we want to evoke is an apartment is not just a place you buy. It is your private sanctuary, where you can create your own space and personalise it and at the same time, be able to go outside and meet your neighbours," he says. Neighbourhood living Hence, one of the biggest questions that came up during the design stage was how do you create a neighbourhood in a high-rise residential development?

"It happens on the facilities levels where residents will come out and meet, and even greet, their neighbours. For this development, we decided to create opportunities for such interactions to happen," he says. To achieve this, the team decided to create flexible spaces, such as the 3,700 sq ft Glasshouse on the facilities' podium which sports a rustic look.

Overlooking the infinity pool, the two-storey clubhouse's glass structure allows plenty of natural lighting to stream in, illuminating and further enhancing the spaciousness of the interiors. Furnishing in warm colours and materials dot the ground floor's large open area to evoke a sense of cosiness, and the upper floor is equipped with a kitchen, making it ideal for hosting dinner parties.The rooftop houses more amenities like a SereniTea Garden and Observation Sunken Nook designed for residents to take a breather.

"The idea is to sit down amidst landscaping while scrolling through digital devices. It is a dig-ital age and sometimes, you may not crave for human interaction and that's okay," says Ng. Capturing the crowd He says all parties, including the landscape architect, were involved in bringing the concept of Trinity Lemanja to life.

"There is a lot of configuration and contrast going on, as the building itself is very straight-forward and linear while the landscape is very much the curve or movement," he explains. He reveals the project was close to his heart, having grown up in Kepong.

"I had a vested interest to ensure that whatever is developed, the authenticity of the location where I spent my childhood remains." Working closely together, both Trinity Group and Veritas Architects went through a number of concepts to find one that would appeal to the third generation of the local population.

"We threw ideas around, including a very traditional design that would suit those 50 years old and above. "We also thought about digit-ising everything, complete with remote-controlled lights, but this type of technology is not popular in Malaysia yet," Trinity Group's Neoh recalls. Although they settled on the idea of home, Ng stresses the overall concept is not to ascribe a particular identity to Trinity Lemanja.

"We poured our passion into this but the identity is for people to decide, like how different people interpret the same piece of art. What we are aiming for here is merely to evocate different feelings related to home," he says.

Fasa Pertama Trinity Lemanja habis dijual

TRINITY Group Sdn Bhd (Trinity) telah berjaya menjual 100 peratus 294 unit rumah (fasa pertama) dalam tempoh kurang satu bulan selepas pelancaran fasa pertama projek pembangunan bebas pegangan, Trinity Lemanja di Kepong. Pelancaran fasa kedua dan akhir bagi pembangunan ini dijadualkan bermula pertengahan Oktober dengan harga bermula RM468,000 dengan nilai pembangunan kasar (GDV) RM320 juta di tanah bebas pegangan berkeluasan 2.8 ekar Jalan Metro Prima di Kepong.

Fasa kedua, Trinity Lemanja merangkumi 289 unit dengan saiz bermula 960 ke 1,173 kaki persegi yang mana mempunyai dua menara sebanyak 40 tingkat itu dijangka siap sepenuhnya pada 2021.

Pengasas dan Pengarah Urusannya, Datuk Neoh Soo Keat berkata, pihaknya menerima sambutan positif daripada pelanggan.

"Pencapaian ini akan mengesahkan janji kami untuk membangunkan projek yang memenuhi permintaan dan keperluan semasa pelanggan di Kepong dan kawasan sekitarnya dengan harga berpatutan. "Dengan status bebas pegangan itu juga sudah tentu akan menarik ramai pelabur untuk memilikinya," katanya.

Kuala Lumpur, 20 September 2017 – Trinity Group Sdn Bhd’s (‘Trinity’) achieved a 100% take-up for its 294 units (West Wing) in less than one month of releasing its first phase of Trinity Lemanja, the only new freehold development project launched in Kepong.
